Sloping blocks can be challenging to build a house on but they don’t have to stop you from turning your dream home into a reality.
Port Stephens, Newcastle and the Hunter region all have a lack of flat blocks to build houses on, especially in the sought-after spots near the beach. Most sites have a massive fall—even if you don’t see it—which makes them a lot trickier to work with.
If you have a sloping block and want to build a new home, a seasoned home building designer can take on the challenge. They’ll rely on their skills and past experience to create a unique and great-looking home that will be comfortable and functional while accommodating the slope.
Let’s take a look at how designing for a sloping block works when you enlist the help of the expert team at Distinct Building Design:
How to design for a sloping block
Step 1: We visit your site
Before doing any designing, your home building designer will first do a thorough inspection of your site. This is the stage where we figure out the best type of structure and materials to use based not only on the steepness of your slope, but also other factors, such as:
- The type of soil
- The weather in the area
- Local building regulations
- The size of the land
- Site specifics including boundaries
All the information collected during this stage will be taken into account when your building designer starts working on the design of your home.
Step 2: We provide you with a cost estimate
Once we’re done assessing your site, we’ll get in touch with you to discuss your requirements and budget.
Based on your answers, we’ll provide you with a quote to create a stylish and practical design for your home which will work well with the sloping nature of the block. Generally, we look to create a home that allows you to enter at ground level, no matter what floor you’re on.
If you’re happy with it, we move on to the next step:
Step 3: We start designing your home
Our seasoned designer Graeme Bakker will craft the design for your home based on all the information we’ve gathered about your site and any special requirements you’ve mentioned in the previous stage.
This can include must-have elements like:
- A spacious backyard
- A dock for your boat
- A child-friendly layout
- Off-street parking
Graeme will also design your new home in a way that allows natural light to come in during the day, allowing you to save money on electricity. We’ll also take the roof orientation into account if you are considering reducing your power bills by adding solar panels during your build.
The design process involves us listening to your ideas, then making suggestions and recommendations. There will be some back and forth required but it is important to ask every question and raise every issue you can think of before sign-off.
Once we agree on a design, we move on to the final stage:
Step 4: Final Plans
Fully dimensional plans are created, ready for the Development Application.
Your building designer should also take care of the BASIX certificate, Bushfire reports and Statement of Environmental Effects required to ensure your new home is compliant. They can also arrange the Engineering plans and any specialist reports that may be required by Council.
Step 5: Project Management
Distinct Building Designs can help you select a builder by assisting with the tender process and reviewing tenders if needed.
We’ll happily collaborate with whichever builder you choose to make sure the finished product comes out exactly the way you want it to.
